Tax Credit Compliance
Windsor Consulting offers its expertise in the Low Income Housing Tax Credit program to assist the owner of the property and the management company, in certifying applicants for initial occupancy under Section 42 of the Internal Revenue Code and under guidelines established by each state.

Windsor Consulting will:
  • Assist staff with contacting residents and setting up interviews to determine resident's eligibility under Section 42 and state guidelines.
  • Assist staff with requesting income verifications from third-parties.
  • Assist staff with preparing income certification forms, including through industry software.
  • Review each file for qualification under Section 42 and state guidelines.
  • Review each file for completeness to determine if all necessary forms and verifications have been provided and filled out correctly.
  • Review each file for accuracy to determine if the information provided is current and assimilated correctly into the required forms and certifications.
  • Report to the management team any areas of possible non-compliance.
  • Give to the management team, on a file-by-file basis, a weekly report on outstanding verifications and information needed for management to initially certify a unit.
  • Recommend to the management team ways to improve or streamline the certification process.
  • Provide a checklist in each file designating the file as complete as to the information provided.
  • Sign off on each file reviewed that (based on our interpretation of Section 42 and a review of state LIHTC guidelines) it is complete and accurate and meets requirements for the Low Income Housing Tax Credit program
Pricing
Pricing is based on a per unit basis and includes the cost of travel and travel related expenses for the Windsor Consulting staff.
